Triton Capital’s Opportunistic Real Estate Fund aims to capitalize on market opportunities primarily in judiciary auctions presented in the acquisition and resale of foreclosed properties in local Brazilian jurisdictions. The decentralization of the auctions (local courts/agencies/banks) and the vast size of the country, allows for a professional investment team to seize attractive returns through its in-depth market knowledge, extensive experience, transactional structure, legal teams and sales execution network.

The local investment team brings an extensive market insight from 50 years of servicing the real estate market in Brazil and has executed several hundred real estate transactions in the segment that the fund is focusing on over the last 5 years alone.

The Luxembourg-based SICAV RAIF (the “Fund”) will invest into a Brazilian regulated structure that is only allowed to invest in real estate called a Real Estate Investment Fund (Fundo de Investimento Imobiliario, or the “FII”) supported by a full suite of independent service providers, including administrator, risk manager, custodian and auditor. The investment advisors and service providers work to support the acquisition of real estate properties at a deep discount to prevailing market values. Acquisitions are done through the local governing courts, ultimately realizing returns for investors through monetization strategies including resales and leases.

Investors in the Fund will gain access to a diversified portfolio of real estate properties that will be managed from acquisition until the realization of proceeds from the assets invested in. The goal is to acquire assets at a significant discount to prevailing market prices and realize the returns on investments through the remarketing and resale of those assets, generally within a short timeframe, yet allowing for the investment team to ensure that returns can be maximized throughout different market conditions.
